I may be interested in learning about your seller's property. However, I may wish to have the services of an "Exclusive Buyer's Agent" to represent me with FULL FIDUCIARY DUTIES. Please understand that should I have an "Exclusive Buyer's Agent," represent me I am NOT accepting you as a "Duel Agent", "Designated Agent", or "Transaction Coordinator" in this transaction.  In addition, I do not agree to "Non-Representation" in a real estate transaction.

Also, neither you, nor the Company with which you are licensed, shall pursue in any manner procuring cause with my agent and my agent shall be due and paid their full stated commission upon close.
